Maintenance on Homes

If you own a home with home warranty insurance, you could limit your coverage due to negligent or improper maintenance of your home. 

Builders and/or warranty providers must provide maintenance information to the original buyer of a home, if they want to make home warranty insurance coverage conditional upon proper maintenance.

The Homeowner Protection Act and Regulations spell out the consequences when the builder and/or warranty provider doesn’t provide maintenance information:

Owners of strata-titled homes also have a legal obligation to maintain the strata property. The Strata Property Act, which is administered by B.C’s Office of Housing and Construction Standards, details these obligations.
